Around here, September certainly felt “busier” than August.  Part of it may have been the shrugging off the shadow of the homebuyer’s tax credit that expired in June.  Another possibility is that maybe, just maybe, people’s attitudes are returning to normal.  I mean, you need to live somewhere, right?  If it makes sense to buy a house, it makes sense to buy a house.

Negotiating Disaster of the Month:  I was working with a buyer who had gone through several rounds of negotiation.  The two parties finally got to within just a few thousand dollars, and we told the sellers that we our last offer was fair, and it was the best we were going to do.  The seller held fast to their price, daring us to break conviction and increase our offer.  Instead, we made an offer on another property, quickly negotiated to a fair price, and got into contract.  Just hours later, the original seller called to say they’d take our offer.  Too late.

Property Profile:  One of the best parts about my job is getting to know the people with whom I’m working.  One of the best parts about that is watching them get to know themselves.  Buyers often have an idea about the home they’re looking for when we first meet.  Then, as we start talking through the home buying process, and discussing different properties, it can become clear that they’re looking for something different than they thought.  That is such a strong realization!  Without it, and without working with someone who is very familiar with the market (ahem, ahem!), some of these buyers would spend their time looking for properties that aren’t what they really want!  You’ve got to know what you want before you get it…Visit my Target Property Profile to spark some conversation.

Multi-Family and Investment Properties:  Right now there are 46 multi-family properties for sale in Barre and Montpelier.  Inventory is strong, prices are good, and guess what?  Rents aren’t any lower than they were a couple of years ago.  That means that, if you do it right and are working with someone who knows the market (ahem, ahem!), you can get good investment properties that not only cash flow, but provide some very attractive long term benefits.
