March Stats--Montpelier, Barre, Northfield, etc.

Here are the numbers for March 2010.  Once again folks, it ain’t official.  These are the local numbers for all houses that are listed.

This sort of activity is typical for the time of year.  There are a couple of market forces at play here.  First, on the supply side, sellers are beginning to gear up for the summer "selling season".  As a result, we're starting to see a build up of the inventory of homes for sale in Barre, Montpelier, and Northfield...which will then presumably reduce as the sales cycle progresses.

On the demand side, for something to close in March, it had to go into contract in December or January.  Maybe February.  Again, not the busiest times of the year.  That may be especially true for this year, as buyers may have pushed their purchases ahead (read:  into November) to get in on the tax credit.  Oh, if they only knew it would be extended.  Bother!  Crystal balls don't exist.  More on this at the end...don't stop here!

Interestingly, the percentage of homes for sale that had a price change was almost identical in the biggest four markets (Montpelier, Barre City, Barre Town, and Northfield/Roxbury) at around 14%.  Williamstown and Marshfield/Plainfield had only 5% and 6% of the listings with price changes.

Also, and I’m not even going to try to make sense of it, but NO SALES IN BARRE TOWN??  In these markets, we deal with small sample sizes so the stats can get flooey.  But that's a weird number.  Zero?

The question on everyone's mind is whether the tax credit(s)--and you know the ones I'm talking about--will be extended.  The short answer is that no one knows.  The long answer is that it's popular and it's an election year...BUT all you read about in the papers is how the country's taking on too much debt, and shelling out $6500-$8000 for buyers adds up.  I'm sticking to the short answer.

You now know more than just about anyone looking to buy or sell in Montpelier, Barre, Northfield, U-32, etc.  Even more than most realtors.  But that's why you come to this website.
