The July numbers are in, and while this update is later than normal (blame a 40 year anniversary gathering for my parents), if you’re reading this, you still know more about the market than just about everyone else.

Well now, look at this: Montpelier only has 47 properties for sale? Compare that with Barre City, Barre Town, and U-32. That 5 closed in July gives Montpelier a very healthy .63 Active to Closed Ratio (remember that the Active/Closed Ratio is a measure of turnover. A number of .63 suggests that there is about a 7 month supply of housing in Montpelier at current sales rates).
Another very interesting column this month is the Price Change column. Sellers are moving to stay competitive with regard to pricing. As autumn approaches, I think we’re going to continue to see price changes. Sellers “testing the market” at higher than market prices may start feeling the pinch and look to reduce their prices. Or, they may not.
But here’s the thing: Even at these prices, buyers are getting good deals. Yes, the market decline appears to be continuing. As a buyer, who cares? The two ways to play a down market are smart and greedy. Smart buyers are buying quality property at good prices. Greedy buyers are looking at quality properties, but not buying anything. They’re risking missing out on one of the best opportunities, hoping for something better. Can you tell where I stand on this?c

July Sales
These are all of the sales in the area—not just the ones I sold (although several are properties that I was involved in). I don’t pick through the sales to try and make a point, and I don’t try to give the impression that I’ve had a part in all of these. There was a big one in Barre Town on Windywood. 28 Elliston in Barre City was one of my favorite properties, and someone picked up a heck of a deal with that one.
