I had the pleasure of taking a four hour course on the topic of Buyer Broker services.  As much as I'll admit I wasn't especially looking forward to the drive to White River Junction, but I had heard good things about the instructor (Randy Mayhew School of Real Estate),  and the class really was worthwhile.

What I realized was that with a lot of people I've been working with to find homes for sale in Montpelier, I've been doing a lot of the typical buyer broker services.

Here's a quick shot at some of the highlights, and some of the things you can expect from a thorough Montpelier buyer broker when helping you with the Montpelier real estate market:

-Help with identifying properties (using a Target Property Profile)

-Conducting a market analysis to ensure that seller's are pricing appropriately

-Negotiating strategy

-Locating and presenting "Hidden Listings"

-Advice and interpretation regarding the home inspection

-Thorough explanation of terms, conditions, timeframes, and responsibilities in the transaction

-And the last point:  If you're trying to buy a home in the Montpelier real estate market or the Barre real estate market, you might seriously consider having a buyer broker representing your interests.  Get someone local--the Montpelier market is different from the Burlington market
